Our Services
Architecture and landscape projects are, in essence, an organic process. They start as a dream, an aspiration — and our job is to guide you and help turn that into reality.
Any design needs to evolve and take shape the way a tree does. To ensure it grows healthy and strong, every step needs to be carefully considered and properly nurtured. It starts small — a seed of an idea, always rooted in what you need and what you dream of. Each stage builds on the one before: understanding your needs and desires, exploring the possibilities together, and letting go of what doesn't serve the project.
As Chartered Architects we follow the RIBA stages of work. Our process is structured but never rigid — it bends and adapts as the project, and our conversation with you, grows. Always reaching toward the light.
Each stage can also be taken on its own, not necessarily in sequence — giving you full control over the design process, the timeframe and your fees.
Marcio Grinbaum is a Chartered Architect, registered with the ARB and a member of RIBA. Fees are always agreed in advance, with full transparency throughout the process.

feasibility studies
We start by asking the right questions. We listen to your aspirations, then assess your budget, timeframe and analyse the site — sketching out a few early options so you can compare different alternatives before committing to the next steps. We also look closely at planning constraints, site conditions and any technical or legal considerations that could affect what's possible. We identify the real opportunities — sometimes the most interesting solutions emerge from the constraints themselves. The output is a clear picture of what the project could be, and a confident basis for deciding whether and how to proceed.

detailed design
This is where the design gains real substance, and when we begin to work at the micro scale. Looking at individual rooms, furniture layouts, selecting materials and finishes — coordinating all technical and regulatory aspects to ensure the architecture, aesthetics and technical elements come together as one. Structural, mechanical and electrical services need to be fully coordinated with the architectural design. Aesthetics, infrastructure and technology must work in harmony, not in spite of each other. At this stage we coordinate the wider design team — structural engineers, services consultants, and other specialists such as lighting and acoustics — ensuring every discipline and every technical issue is seamlessly integrated into the design.

concept design
This is where ideas begin to take shape — turning thoughts and aspirations into something tangible, through drawings and sketches. Space planning diagrams, basic floor plans, key sections and elevations and early three-dimensional forms. We explore several design directions before settling on one. Each option is tested against your brief, your budget and the site — refining, adjusting and discarding what doesn't really work. By the end of this stage, the design has a clear identity. A solution that you are happy with — a coherent spatial concept that you have seen, understood and agreed to move forward.

tendering and construction
This is the crucial stage to ensure the project will be built on time, on budget and to the expected quality standards. We prepare detailed drawings and invite selected contractors to bid — or work with a contractor of your choice — so the project can start with a firm and fair contract, with preset specifications, costs and timeframe. Once statutory approvals are secured, we prepare a full set of construction drawings and specifications. These are distributed to a carefully selected list of contractors, or a contractor of your choice, to provide firm quotes and programmes. We help you compare and evaluate these, and when appropriate, work alongside the Quantity Surveyor who leads on contract selection and administration. Once the contractor is appointed, a final issue of drawings is prepared for construction.

planning applications
Planning consents, listed buildings, conservation areas, building control — these may seem like daunting hurdles. We can guide you and help your project move forward with confidence. Depending on the scale and complexity of the project, we are able to deal with applications in-house. On smaller, straightforward projects we manage the planning process in-house — preparing documentation, making the submission, and following up with the local authority. On larger or more complex projects, or if an initial application is refused, we work alongside specialist Planning and Building Control Consultants. On bigger projects, planning and building regulations are considered together, since technical decisions at Stage 4 can directly affect planning approval — working through both in parallel avoids abortive work, delays and the need for fresh applications.

site inspection
Short: We carry out regular site visits throughout construction, monitoring quality and progress as the project takes shape. As construction is rarely straightforward — changes do occur, whether by choice or circumstance — decisions need to be made on the ground, and we will be there to assist with those key decisions. One of our key roles at this stage is to help navigate those moments: reviewing variations, liaising with the contractor, and making sure the design intent is maintained throughout. Like a captain steering through rough seas, we work to keep the project on course until the ship reaches the port safely — on time, on budget, and true to what was intended.
